Service 01 / Planning

Measured constraints first, layout options second

Before any drawing is issued, we survey the apartment and record what cannot move. Layout studies are then tested against those fixed points, so a plan survives contact with the building.

What the measured review records

The review works from a site survey of the apartment, not from the developer plan. It notes structure, services, and daylight conditions, plus any restriction set by the building or its management company.

  • 01Structural limits: load-bearing walls, columns, and openings that cannot be widened.
  • 02Services: riser positions, ventilation shafts, electrical intake, and where wet zones may move.
  • 03Envelope: window orientation, daylight depth, ceiling height, and insulation condition.
  • 04Building rules: panel-series constraints, older stock quirks, new-build shell allowances.

Layout option studies

Each brief receives two or three layout studies, drawn to scale and compared on circulation, storage, daylight, and the cost of change. They are reviewed with you in one session, and a single direction goes forward into the documentation set.

3D visualization is conceptual. Every render is issued with a note that the finished interior may differ once materials and site conditions are confirmed.

Next: documentation scope and exclusions. To begin with a survey, request a planning brief.

Sheet 03 / Deliverables

What the planning package contains

Four documents leave the studio. Each is issued as a PDF set with source files, and each scope is fixed in writing before drawing starts, so nothing arrives as an extra halfway through the renovation.

  1. 01Layout studies2 to 3 options

A measured survey drawing comes first: load-bearing walls, utility risers, window orientation, ceiling heights and known building restrictions. Two or three furniture layouts follow at 1:50, each with circulation widths marked.

Panel buildings, older stock and new-build shells each carry a different constraint note, since a wall that can move in one rarely can in another.

  2. 02Material scheduleRoom by room

Every finish is listed per room with format, finish code, quantity, local availability and maintenance note. Flooring, wall surfaces, tile layouts, joinery fronts and lighting are all in the same table.

Substitutions are marked where a supplier lead time is unreliable.

  3. 03Conceptual 3D views4 to 6 frames

Views cover the rooms where a decision is genuinely unresolved, usually living, kitchen and bathroom. They are conceptual: the built interior may differ in tone, detail and final fittings. Figures are captioned as such in the set.

  4. 04Renovation documentationIssue for build

Demolition and construction plans, electrical and lighting routing, plumbing points, ceiling and floor build-ups, wall elevations, plus a written specification the contractor prices against.

Sheets are revised only against a signed change note.

05 Planning brief

Start with the measurements, not the mood board

A planning brief takes about fifteen minutes: apartment type, floor area, city, the rooms in scope, and whether you already hold a technical survey. From that we confirm which services apply and send a written proposal with a fixed scope and fee.

Load-bearing walls, utility risers, window orientation, and building restrictions are checked before any layout options are drawn, so the proposal you receive reflects what your apartment can actually hold.
